The Opportunity

The 11,397± acre Rock Creek Tree Farm has a significant inventory of pre-merchantable, well-stocked timber stands of 21± to 35± year old Douglas fir and a strategic location within one of the Pacific Northwest's most competitive log markets. These pre-merchantable stands of 8,397± acres have a projected annual growth rate approaching 15% and are expected to add over 300 million board feet of merchantable volume in the next 20± years, with potential harvest volume of 170± million board feet.

Within a short haul distance of Rock Creek Tree Farm are a total of 20 wood product plants that generate an estimated 25% of western Oregon's sawmill production and have an annual log consumption of over 650± million board feet. The nearby mills stretch along the I-5 corridor and are operated by Weyerhaeuser, Roseburg Forest Products, Swanson Group, DR Johnson Lumber Company, Douglas County Forest Products, The Murphy Company, C & D Lumber Company, and additional private companies, providing a stable and competitive market for Rock Creek Tree Farm. It has been estimated that currently, up to 20% of the annual log inventory required by these mills is not available from nearby private and public lands and must be “imported” from northwest Oregon, southwest Washington and southern Oregon by both rail and truck.
