designated by the city of Sequim for mixed-use development due to its strategic location betweenHighway

101, and Sequim’s downtown district with its access from the Highway 101 SequimAvenue Interchange.

The property is being offered in both its entirety, and in five individual parcels which range from 0.92±

to 74.97± acres. The Seller has reduced pricing by nearly 50%, with the added incentive of providing

special short-term seller financing to accelerate a sale by year-end. Sales of the five individual parcels

A, B, C, D and E are subject to total bids in the aggregate to equal, or exceed, the bulk reserve price of

$1,860,000.

Sequim Valley is home to over 27,000 residents, and has become a growing and active retirement

community due to its mild and sunny weather as a result of being in the rain shadow of the nearby

Olympic Mountains, relatively low cost of living, access to medical facilities at the Olympic Medical

Center, and proximity to outdoor recreation. Nearby towns of Port Townsend and Port Angeles also

provide ferry service to Whidbey Island, Seattle and Victoria, BC.

The Sequim area is known for its rich history in agriculture, and for its growing organic farming

industry, and for being the largest center for growing lavender within North America.

Sequim is also home to the Battelle Marine Science Lab, located southeast along Dungeness Bay.

The property has 2,500± feet of frontage along Highway 101 on the southern boundary, and 600± feet

of frontage on the eastside boundary, which is Sequim Avenue, providing excellent visibility to the

entire site. There is additional access to the property from Sunnyside Avenue, which links the property

to East Washington Street and downtown Sequim. Center Parkway and Brown Road provide access

from East Washington Street to the northeast section of the property along East Maple, East Prairie and

Hammond Streets. The property is mostly level, and is bisected by Bell Creek which, with support of

both city and state agencies, could be rerouted through the southern portion of the property.

The Seller had a wetland delineation report prepared which has identified 56± acres, or 73% of the site,

as useable, and not impacted by wetlands or the required buffers.
