DESCRIPTION: This bank-owned vineyard and for-

mer winery is located in lower Yakima Valley on In-

dependence Road in Outlook, Washington. The Yakima Valley is home to more than one hundred win-

eries and is the source of one-third of Washington’s premium wine production. The Pacific Northwest

wine industry has been expanding due to ample water, lower cost land and access to markets. Outlook

is situated in Yakima County, the second largest agricultural county in the state, producing a wide va-

riety of fruits, as well as 75% of the hops used by U.S. breweries. Wine tourism is active in the county

fromApril through October, and is complemented by numerous festivals and multi-cultural activities.

This vineyard and winery was successfully owned and operated as The Tefft Cellars, with an income

of approximately $1,150,000, until it sold in 2009. The property has an 11.94± acre vineyard and 15,341±

square feet of improvements. The vineyard was planted in the late 80’s and early 90’s with Pinot gris,

Sauvignon blanc, Viognier, Chenin blanc, Marsanne, Sangiovese, Syrah, Nebbiolo and Cabernet Sau-

vignon varietals, and currently produces 19.93± tons of grapes. About 70% of the vineyard is planted,

and the remaining 30% requires replanting. It is estimated that at 100% capacity the vineyard could
