The Tree Farm has primarily moderate to steep north-

facing slopes, with an average Douglas-fir site index

of III.

In section 25 there is an estimated 43 acres of wetland

along the riparian area of a creek that is tributary to

Swift Reservoir. In addition, there is a ridgetop in

section 25 that was impacted by pumice. This area has

an estimated 50% of the merch timber and may need

some additional site preparation when replanted.

There are existing gated and rocked logging roads

from both sides of USFS Road 90 which provide

access to both sections 25 and 36.

The Seller recorded fifty-seven 20± acre parcels

so that a new owner could have some options for

sales of multiple parcels. The zoning will not allow

residential uses. There might be some potential

conservation value for a new owner using a Working

Forest Easement which restricts sales of the fifty-

seven individual tracts.

The boundary of the Gifford Pinchot National Forest

is along the eastern edge of the Tree Farm, and

commercial timberlands owned by Pope Resources

are adjacent to the southwest section of the property.
