DESCRIPTION: The 1,156± acre Northwoods Tree Farm is located at the eastern end of Swift Reservoir.

A ten-mile reservoir on the North Fork of the Lewis River used by Pacific Corp for power development,

and open for use to the public for boating and fishing, Swift Reservoir is a one hour drive fromWoodland,

Washington at I-5.

The Northwoods Community of seasonal cabins is located just west of the property, and has a marina.

The Tree Farm has access via the Lewis River Road from USFS Road 90 by Northwoods. A fire station

and water tank, located next to the property, serve Northwoods.

The property has an estimated 3.8 million board feet of primarily 42± year old Douglas-fir, with some

Douglas-fir having export quality. There is excellent access west to both domestic and export log markets

in Woodland and Longview Washington, providing near-term cash flow.

The merch timber is located in section 25, on 230 acres. Seventy-seven acres within the northeast section

of the tract was harvested in 2014, and has been replanted. The balance of the tract, or 821± acres, is well-

stocked with 20 to 31-year-old Douglas-fir, providing significant asset growth within the next 10 to 15
