The property was originally acquired in the 1960s. Two-thirds of the land was tilled farmland, which
was then planted in Christmas trees in the 1970s. In the 1980s, the Christmas tree operation was
discontinued, and this portion of the property has been managed as a tree farm since.
Commercial thinning on the 58± acres is needed to improve productivity of the tree farm. The balance
of the tract of 35 acres is mostly oak savanna.
Best access to the property is fromNW Summerhill Place, a residential subdivision. There is also access
from NW Ridgeview Lane and NW Kingston Way. These legal points of access are along the southern
boundary. Additionally, the property has been accessed at its north end from a lane off of Springhill
Drive, with the permission of an adjacent property owner.
Spring Hill Timber Tract has excellent proximity to both domestic and export log markets, providing
near-term cash flow. There is good access to both I-5 and Corvallis.
