Chapman Ranch is fenced, and the meadows and

upland portions are currently leased for summer and

fall grazing. The lease expires in November of 2016.

An estimated 1,000 acres of the Ranch are commercial

forestland, with an additional 570± acres that are

stocked with 25- to 30-year-old pine plantations

located between Buck Creek and Bliss Road,

providing long term asset growth. The balance of the

Ranch, 2,250± acres, is primarily grazing land.

Originally, Chapman Ranch was 15,039± acres.

In 2015, Green Diamond Resource Company, the

region’s largest private landowner, purchased

10,799 acres to the north and west for its 620,000 acre

southern Oregon tree farm.

The property is zoned EFU – Exclusive FarmUse, and

F – Forestry, and there are several excellent building

sites for construction of a new owner ranch complex

with view homesite.

Annual property taxes are $16,851.
